      THE FULL COMMISSION EXAMPLE WHEN NOT USING MICHAEL


      When you sell your home, there are typically two real estate agents involved:

      1. The “Listing Agent”, who works for you and sells your home.
      2. The “Buying Agent”, who represents whoever actually buys your home.

      As payment for their services, each agent will receive 2.5% of the final selling price, so the total you will pay in agent commissions is 5% (2 X 2.5%).


      If your home sells for $800,000, for example, you would pay $40,000.00 plus HST in total commissions.


      The two agents involved would then split that total commission and receive $20,000.00 each.

      NOW LET'S SELL YOUR HOME USING A LOW COMMISSION* LISTING AGENT INSTEAD.


      Both agents work independently of one another and the “Buying Agent” still receives 2.5% of the final selling price. 


      But, if you hire Michael as your “Listing Agent”, his fee is reduced to just 1% (instead of 2.5%).


      And that is where you save the 1.5% off the total selling price of your home.


      OR, instead of paying a total of 5% in commissions, you would now be paying 3.5%. 


      In the above example, this would save the home sellers $12,000 plus HST

      A LITTLE ABOUT MICHAEL GALLANT


      I am originally from Hamilton but have lived in Oshawa for the past 25 years.  My beautiful wife Stacy is part of my real estate team along with our Jack Russell Terrier named Gem.  I graduated from Union College in New York with a BA in Economics while playing 4 years of Division 1 hockey. Playing high level sports my entire life helped me develop a hard work ethic that I use to benefit my clients, whether strategizing to get them the most money for their homes or being able to work with all different types of personalities during negotiations.


      I have always charged a lower commission as my philosophy has always been "If I do a great job for my clients while saving them money, they will not only come back to me but refer me to others"  Over half of my clients every year are referral or repeat clients who trust in my experience while saving them a lot of money in commissions.

      MY PAST FULL RATE AGENT SAID THAT USING A DISCOUNT AGENT MEANS MUCH LESS SERVICE IS PROVIDED, IS THAT TRUE?
