How to Choose a Realtor in Oshawa and Durham Region

When selling what may be one of your largest financial assets, choosing your Realtor deserves more consideration than simply calling the first name you recognize.

Here are some questions to ask.

How Well Do You Know Oshawa?

A Realtor should understand more than Durham Region averages.

Ask about the neighbourhood surrounding your property.

Real estate can differ significantly between:

  • North Oshawa

  • Central Oshawa

  • East Oshawa

  • South Oshawa

  • Established subdivisions

  • Newer developments

How Did You Determine My Home's Value?

Ask to see the comparable sales.

A Realtor should be able to explain why one property is relevant and another isn't.

Be cautious about automatically choosing the agent who gives you the highest suggested list price.

What Marketing Is Included?

Ask specifically about:

  • MLS®

  • Photography

  • Video

  • Online marketing

  • Social media

  • Signage

  • Open houses

  • Buyer follow-up

  • Agent outreach

What Will I Pay?

Commission should be explained clearly before you sign.

Ontario representation agreements must explain how remuneration will be determined, including relevant circumstances affecting what may be payable.

Compare the entire package:

Service + Marketing + Experience + Commission

Who Will I Actually Deal With?

Some teams generate business through one person and then transfer much of the transaction to someone else.

Ask who will:

  • Answer your calls

  • Conduct negotiations

  • Provide feedback

  • Handle offers

  • Manage problems

How Will You Negotiate?

Marketing generates interest.

Negotiation determines what happens once that interest produces an offer.

Ask how the agent approaches:

  • Low offers

  • Multiple offers

  • Inspection negotiations

  • Closing dates

  • Conditions

Check Registration

Ontario real estate professionals are regulated by the Real Estate Council of Ontario.

Consumers can check whether an agent or brokerage is registered and in good standing.

Don't Choose Based on One Factor

The most expensive Realtor isn't automatically the best.

The cheapest Realtor isn't automatically the best.

The agent suggesting the highest price isn't automatically the best.

Compare the complete service you're receiving and determine whether the approach makes financial sense for you.
